calfordseaden’s involvement and presence within the “asset management” arena continues to gather pace.

The appointment under the London Borough of Southwark’s Major Works framework in 2013 acted as a catalyst for growth in this area of our business and as a result we have seen a significant increase in both external commissions and also in cross referrals from other parts of our Practice.

Asset management commissions have included traditional contract administration, project management, employer’s agent, feasibility studies, condition surveys, defects analysis and a significant volume of party wall appointments and preparation of access / scaffold licences. Our client base includes local authorities, registered providers, contractors/ developers and private individuals.

An exciting area of opportunity is being targeted and discussed with a number of existing and potential clients in relation to “hidden-homes” and roof-top extension proposals so watch this space.
Of particular note are the following commissions:

  • LB Islington: Project management of conversion works to transform two floors of an office block into a dental practice and performing arts / youth centre facility including radio editing studio and dance floor performance area.
  • Women’s Pioneer Housing Association: Addition of an extra storey and construction of additional dwellings within the roof space of an existing Listed Victorian property.
  • CityWest Homes: Commissioned to carry out detailed external and internal inspections across the entire Barrow Hill estate comprising eight blocks of 200+ apartments and 1200 separate windows and doors in conjunction with the Building Research Establishment (BRE).
  • LB Southwark: Building surveying, quantity surveying, mechanical and electrical engineering, clerk of works and CDM services in connection with refurbishment of Maydew House and adjacent medium rise buildings on the Abbeyfield Estate. The scheme includes roof top extensions, additional “hidden homes” constructed within the undercroft garage area, alterations to communal heating systems and full refurbishment of the blocks.
