Awaab’s Law Consultation – Addressing Damp and Mould

On 9th January 2024, The Department for Levelling Up, Housing and Communities launched Awaab’s Law consultation which outlines new legal requirements for social landlords to address health risks in the home, such as damp and mould, quicker.

In December 2020, two-year-old Awaab Ishak died from a respiratory condition caused by ‘extensive’ mould in his apartment, located in Rochdale. In July 2023, the Social Housing (Regulation) Act 2023 received Royal Assent. The Act introduced Awaab’s Law, which provides strict time limits for social landlords to address hazards, such as damp and mould. These reforms have been introduced to prevent future tragedies from occurring. The latest consultation proposes new legal requirements for social housing providers to investigate hazards within 14 days, start fixing within a further 7 days, and make emergency repairs within 24 hours.

Detecting Damp and Mould
