calfordseaden restores 20th Century Hotel for a Local Charity

calfordseaden’s Southend team recently completed work for a local charity to renovate a derelict hotel and create a central hub enabling the charity to offer their services from one central location.

Homeless Action Resource Project (HARP) is an independent, Southend based charity that works to reduce the level of homelessness. The charity provides essential services, including emergency housing and long term solutions, to help homeless people to rebuild their lives and live independently within the community.

As part of their service offering, HARP provides temporary accommodation for the homeless in the form of a local hostel. The charity’s former night shelter had been in a separate location to their day centre, which had caused many difficulties, including communications between staff at the two sites.

To overcome the issues and enable the centralisation of support services, HARP acquired a derelict hotel and appointed calfordseaden for the delivery of The Bradbury Centre, an 18 bedroom hostel and day centre for vulnerable adults.

The project comprised of the extensive remodelling and refurbishment of the 1900’s four storey hotel, to provide 18 bedrooms with en-suite facilities, a day centre, used for training, office space and consultation rooms along with a kitchen and dining facilities. Landscaping works were also undertaken to provide a garden area for the residents. Three large storage units were also built to store items donated to the charity.

The calfordseaden Contract Administrator, CDM coordinator and Quantity Surveying team encountered a few challenges during the delivery of the scheme, due to the old age of the property, including a number of structural problems, such as openings that had been created without the use of lintels and the discovery of asbestos throughout the building, requiring specialist removal.

The Bradbury Centre was an ongoing vision of HARP’s for over 10 years and calfordseaden is proud to have been a part of its successful delivery and in producing a scheme that was awarded ‘exemplary’ status by the Homes and Communities Agency.
