Due Diligence Services and Capabilities

calfordseaden has a strong track record of providing comprehensive Technical Due Diligence (TDD) services across the UK. Our pre-acquisition inspections and surveys identify potential opportunities and support the client in mitigation of risk prior to purchase.

We have in-house multi-disciplinary expertise in all building types from high rise residential and office buildings to more traditional low-rise family housing sites during both the design and construction phases as required. Due to the extensive expertise and experience of our teams, we can provide our pre-contract TDD and post-contract services for a wide range of projects throughout their life cycle.

Our Experience

Our TDD services for Clients span across the UK. Recent projects have involved us working closely with leading Private Rental Sector (PRS) / Build-to-Rent (BTR) providers to develop their portfolio. This requires working closely with their funders and their legal advisors, following potential deals being identified. Detailed TDD reports are produced with input from our in-house specialists as required to help to identify and support the mitigation of risks, alongside supporting the legal process.

The approach we have developed enables our teams to work on multiple projects with differing Developers simultaneously to allow the Client to rapidly expand their portfolio. These sites often vary in size, style and location but require a consistent approach throughout.

Over their first 12 months, we supported one Client in securing a pipeline of more than 1,500 homes. calfordseaden was subsequently appointed to provide full post-acquisition services for those projects including Employer’s Agent and Clerk of Works.

Lloyds Living / Citra Living

For Lloyds Living, previously known as Citra Living, we have provided pre-contract TDD services across a significant number of properties and are currently delivering post-contract Employer’s Agent, Buyer’s Representative, Independent Certifier, and Clerk of Works services across 19 separate sites.  These sites represent purchases of over 1,600 homes, primarily consisting of turnkey and forward funded arrangements, with various developers.

Where potential issues have been identified within the TDD reports, we are monitoring these post contract to support the Client in securing successful delivery of their new homes. On-site monitoring of quality and progress also forms part of our role, as we liaise with various parties, highlighting any issues and assisting with the resolution.

Our post-contract Clerk of Works and Employer’s Agent / Buyer’s Representative services entail conducting site visits, snagging, de-snagging, holding regular meetings with the project team, and ensuring a collaborative approach until the handover stage through examining the plot and handover paperwork.
