Edinburgh’s First Private Rented Sector

calfordseaden’s portfolio of completed Private Rented Sector (PRS) schemes continues to expand. Most recently, we have been proud to handover Edinburgh’s first completed PRS scheme, Lochrin Basin, in Scotland’s capital city.

calfordseaden’s Mechanical and Electrical Engineering team was appointed on this landmark project, that has delivered 113 apartments specifically for the PRS market along with a basement car park, a communal lounge, with a kitchen and entertaining space for residents to utilise.  Our M&E Engineers provided pre-planning advice on space utilisation and worked with the Architects to develop the M&E services strategy to maximise rental area and ensure the building can be easily maintained post completion.

M&E duties included the production of the development’s energy strategy, to meet the planning policy requirements of local authorities, the development of the Client Brief and production of specifications and design drawings to RIBA stage 4. Regular onsite quality inspections were undertaken to ensure installation met the required quality standards, and witnessing and commissioning of the building services was undertaken to ensure correct and efficient operation of the building plant.

Our client set a key target to minimise operational costs from running the building in the future, especially as all rent included utilities bills. To meet this target, the design and specification focused on energy efficiency and saving measures. This included a heat network to supply heating and hot water to all dwellings from a central boiler arrangement (a single point of maintenance for gas/boilers). Similarly, PV mounted on the roof fed directly into the landlord supply to offset energy used for communal lighting and lifts.

calfordseaden’s innovative work undertaken at Lochrin Basin is an example of a realistic PRS scheme template that can help reduce the country’s ever-growing housing problem.
