calfordseaden was appointed to provide M&E Engineering services for the fit out of approximately 1114M2 of open plan office accommodation on the 4th floor of this central London building, with approximately 370M2 being subdivided for a separate occupier.

The brief for the mechanical services included extending the drainage and water services for the Client’s new vending areas, alterations to the Landlord’s air conditioning and ventilation with careful consideration of the existing smoke extract provisions. The mechanical services also included the provision of a communications room, with critical selection of the air conditioning equipment due to the height of the building.

The electrical services required for the project included the design and installation of air conditioning to service the Client’s high quality reception and boardrooms, which included a high level of acoustics, the provision of new underfloor small power distribution and power supplied to desk management and the retention of the existing lighting system with the development of the lighting control system. The brief also included the installation of audio visual and access control systems and CCTV.

The successful delivery of this project was achieved through consultation and collaboration with the Landlord’s sprinkler contractor and by maintaining, close communications with the Landlord’s agent and building manager.
