Morden College has been providing senior living accommodation for over 300 years. This fantastic development is located just within the southern boundary of the Blackheath Conservation Area on the College’s impressive grounds.

The project involved the demolition of three existing 2 storey blocks containing 12 one bedroom retirement flats, with the construction of a new build replacement providing three 3 storey linked blocks containing 30 one bedroom retirement flats, a communal lounge, treatment room, laundry facilities, two assisted bathrooms and a gym.

calfordseaden was initially appointed to provide quantity surveyor services, responsible for controlling costs and cost planning from RIBA Stage C up to Stage E, this was extended until completion with the addition of also providing employers agent services.

The buildings were designed with future proofing in mind and included a state of the art Tunstall telecare infrastructure which allows for future expansion for wireless sensors to be installed in order to detect possible problems such as smoke, gas, flood or a person falling.

The development posed a number of challenges including the retention of the existing 100 year old stone colonnade, availability of materials and labour due to the economic recession and careful consultation with local residents.

Throughout the pre-contract stage calfordseaden provided ‘live’ cost planning advice to inform decision making by the project team and board of trustees, as well as coordinating and procuring quotes from specialist contractors for the stone colonnade works and Tunstall.

The building was constructed to meet Code for Sustainable Homes Level 4 and also complied with the South East London Housing Partnership (SELHP) – Wheelchair Design Guide.
