The development provides a large secondary academy of circa.7,400 m2 , in conjunction with residential apartments which are mixed in tenure across Affordable Market Rent, London Living Rent, PRS and Discount Market Sale.

Countryside simultaneously entered into a bespoke development agreement with LocatED for the delivery of the 1200 pupil secondary school and similarly two registered providers for the sale of the 116 residential units.

The building works were progressed by Jerram Falkus under a JCT D&B form of contract. calfordseaden is acting as Employer’s Agent, Quantity Surveyor and Clerk of Works on behalf of Countryside in relation to the building contract and by Countryside and LocatED as Development Inspector under the provisions of the development agreement. Further, calfordseaden is required to act as developer’s representative on various matters under the residential development agreements.

calfordseaden was appointed by the client post tender in order to compile a bespoke set of employer’s requirements for use under the building contract, which cover both the residential and education elements of the development as well as site-wide matters. We were required to coordinate these employer’s requirements across all contracts and development agreements.

Previous design iterations specified a curtain wall/ cladding system for the façade of the development. However, following changes to Part B of the building regulations and sensitivities around the use of such materials as part of an external wall system the client opted to seek an amendment to the planning approval in order to change this to a brick and block façade. This has resulted in a compressed design programme with all parties needing to react quickly to design issues and the coordination of various stakeholders and their comments/opinions.
