calfordseaden was appointed to provide Mechanical + Electrical Engineering, Clerk of Works, and Witnessing of Commissioning services for Arofan House, a student accommodation building in Cardiff comprising 281 bedrooms available as studio flats or as part of clusters with shared kitchen and lounge areas. 

The client operates a business model focused on providing a safe, fun place to stay with all-inclusive rent. Rent encompasses all amenities including Wi-Fi, contents insurance, 24-hour security, maintenance services, access to the laundry room, a TV and post and parcel services.

The building’s M&E design consists of Electric heating with timer and boost control, site-wide hot water network fed via CHP, management/student area with air conditioning, access control, CCTV and LED lighting. The key components we assessed extensively were the access control, fire alarm for safety, and hot water and heating service.
