The Britannia Music Site is a landmark residential-led, mixed use development in Ilford, located within close proximity to the North Circular Road.

calfordseaden was appointed by Durkan Estates to provide Employer’s Agent services under a Design and Build Contract, along with Contract Administration services relating to a Development Funding Agreement with an Investment Fund and a Purchase Agreement with a Housing Association.

The scheme comprises 354 residential dwellings of mixed tenure (private sale, market rent, shared ownership, affordable rent and social rent) as well as new commercial premises providing new office space, improved public realm spaces and new private landscaped amenity space at podium and roof levels. There are four apartment blocks varying in height from nine to 23 storeys.

In addition, there is a commercial unit below block C, an energy centre below block A, a podium at first-floor level across the majority of the site, and car parking across the site beneath the podium.
