The Britannia Music Site is a mixed use development in Ilford, near the train station and close to the North Circular Road, and is a landmark site for Redbridge Council. 

calfordseaden was appointed by Durkan Estates to provide Employer’s Agent services under a Design and Build Contract, along with Contract Administration services relating to a Development Funding Agreement with an Investment Fund and a Purchase Agreement with a Housing Association.

The scheme comprises 354 residential dwellings of mixed tenure (private sale, market rent, shared ownership, affordable rent and social rent) as well as new commercial premises providing new office space, improved public realm spaces and new private landscaped amenity space at podium and roof levels. There are 4 apartment blocks varying in height from 9 to 23 storeys.

In addition, there is a commercial unit below block C, an energy centre below block A, a podium at first-floor level across the majority of the site, and car parking across the site beneath the podium.
