calfordseaden was commissioned to provide architecture services to analyse a number of potential premises suitable for the relocation of Pitney Bowes’ Head Office.

The criteria for potential buildings included the condition of the M&E installations as well as the space and style. For this reason, the calfordseaden team was led by an M&E engineer who had previously worked with Pitney Bowes, and an architect with extensive experience in space planning and phasing/decanting of business operations.

After conducting interviews with Pitney Bowes, six buildings were analysed but these did not meet requirements. After reassessing the target area, a suitable building was identified and our architects developed layout and interior design proposals for the office, conference rooms, break-out spaces and canteen areas. We also provided proposals for the agile working approach for the relocation of 600 personnel.

The project included the strip out and refurbishment of two floors of existing office space totalling 40,000sqft. Existing electrical services were stripped out with new services installed, including small power, lighting & controls, fire alarm, data, security and UPS systems. All heating, ventilation and air-conditioning systems were also upgraded.

Throughout the project, we liaised with our client’s parent company based in the US, providing guidance on procurement and contract processes. We also carried out interviews with all the UK and European operation heads to establish the design and to understand the requirements of the building. Contract administration was also included within this scheme whereby we issued instructions and payment certificates accordingly.

In addition to the head office works, we also undertook similar exercises for Pitney Bowes for the relocation of 100+ call centre staff to a new facility, relocation of a service centre and reconfiguration of a training centre.
