calfordseaden was appointed by Radian to act as Employers Agent, Clerk of Works, HQI Assessor and ensure compliance under the Construction Design and Management Regulations as Principal Designer.
The project is situated on a brownfield site within the heart of Southampton which formerly housed Chantry Hall; a centre for worship built in 1925 but unfortunately destroyed by a fire in 2007. The scheme provides a new build five storey block of 51 flats with the addition of a separate three storey block of eight duplex units, including associated infrastructure, landscaping works and separate bin store.
In respect to tenure, the development offers 19 flats for market rent, 31 flats for affordable rent and nine flats for shared ownership.
The contract programme was set at 78 weeks, however early delays were caused by site archaeology investigations taking considerably longer than previously envisaged. This necessitated a 16 week extension of time as permitted under the contract ‘relevant events’. Thereafter, the build progressed smoothly in accordance with the revised contract programme.
Prolonged inclement weather during the build and in a relatively confined site also presented the contractor with challenges, however all parties worked well together to mitigate any further delays to achieve practical completion on 6th April 2016.
All units were designed and constructed to meet Code for Sustainable Homes Level 3 and Building for Life.
