calfordseaden was appointed to provide Employer’s Agent, Principal Designer, and Clerk of Works services to Dennison Court, a scheme comprising 35 independent retirement apartments for affordable rent with associated communal facilities, landscaping, and car parking.

The new development has replaced the original 1970s Bell Hammer building to provide a contemporary scheme that better meets the needs of independent residents aged over 55. These apartments will feature energy efficiency measures to make the development more sustainable.

We started working on this project as part of an older persons strategy review for Moat Homes in 2008 and went through several different designs before settling on a development that would work financially. It did however present some significant build sequencing issues due to the shape of the site and the layout of the new building.

We are pleased to have achieved practical completion in a challenging economic climate. The project team successfully managed the budget carefully through redesigns, planning delays, covid delays and subcontractor bankruptcies.
