Dog Lane and St Lawrence Close are small developments for Orbit Homes to replace old stock housing. The sites are set within rows of existing dwellings and adjacent to a Primary school.
This development sees the removal of two blocks of four flats on two separate parcels of land on the same road.

Owned by Orbit Homes, the flats have been assessed in regard to the costs of the upgrade works that would be necessary to continue letting them. This report has shown that they are no longer viable both in cost to upgrade and in requirement for letting.

The block in St Lawrence Close sits slightly elevated from the footpath but with a large piece of land behind which slopes upwards away from the property and is currently divided into four gardens, one for each of the flats. The block to Dog Lane is, again, elevated from the footpath but rear gardens sit on the same plateau.

calfordseaden was appointed to provide architectural services to provide designs for the redevelopment of these plots. The brief was for the creation of 10 new dwellings, giving a mix of two and three bedroom homes. The designs for St Lawrence Close provide six semi -detached dwellings, creating a mews courtyard, whilst the response to the requirement for Dog Lane is a terrace of four dwellings, which sit over the footprint of the existing block. This was necessary to address the overlooking and shadowing of the adjoining properties.

The calfordseaden team utilised BIM software to produce the designs for this scheme, which facilitated a smooth journey through the Planning process. Having achieved planning the scheme is now proceeding to site.
