calfordseaden was appointed by the client, Notting Hill Genesis, to provide Employer’s Agent services to deliver 80 apartments consisting of 32 affordable rented and 48 shared ownership apartments across two blocks of five and eight storeys. This scheme was part of a wider development totalling 337 apartments across six blocks including a workshop building, commercial unit and associated parking and landscaping.
calfordseaden worked in close collaboration between all parties to deliver these studio, one, two and three bedroom premium apartments. We worked particularly closely with the client (Notting Hill Genesis) and the developer (Telford Homes), which included intense and comprehensive discussions before entering into the contract in order to achieve developer and client funding deadlines.
The client expressed concerns with regards to future-proofing the development in the event that the blocks could not be connected to the wider district heating network. Therefore, through negotiations and design reivews, it was agreed that services would be provided within the build contract to plant rooms that could be reconfigured in the future to accommodate building level heating and hot water plants.
A district heating network from an adjacent site was utilised to provide heating and hot water to the site via heat interface units in the individual flats. This required a developer syndicate and collaboration agreement to be set up between all developers in the locality. All associated contractual agreements were concluded in time for practical completion.
A high quality external appearance was achieved through the selection of dark brickwork incorporating artwork features which honoured the former use of the site as a London bus factory.
By thoroughly vetting and amending the build specification pre-contract we were able to minimise the number of client changes necessary during construction to control and manage budget expectations.
This scheme was shortlisted in the Brownfields Awards 2022 for ‘Best Sustainable Brownfield / Urban Regeneration / Infrastructure Scheme’.
