calfordseaden was appointed to provide M&E and Sustainability services to Grange Lane which will offer student accommodation in the form of 39 townhouses with four to seven bedrooms and communal areas. The townhouses have been split into seven rows of terraced houses and one semi-detached building consisting of 245 rooms across the site.
The development, which is required to meet Passivhaus certification, will also serve as homes for staff and their families. When applying Passivhaus design, extra consideration was needed for the volume of appliances in comparison to a domestic scheme. Water consumption and flow rates were then calculated to demonstrate that compliance could be achieved. The shape and layout of the site was designed to achieve the maximum numbers of units with the best orientation to maximise the winter and control the summer solar gain.
The Sustainable Design and Construction Statement captures the sustainable policies, bespoke sustainability matrix and regulations required for the development to achieve planning permission and demonstrates how the project attains compliance. Key areas of the project included water consumption reduction, carbon savings and energy reduction.
