Demolition and redevelopment of the Manor Place Depot Site to provide 270 residential units within new buildings ranging from two to seven stories, along with a refurbished 33 and 17-21 Manor Place. 1,476sqm of commercial floor space has been provided within nine refurbished railway viaduct arches and a new energy centre which is located within the basement of the Grade 2 listed Pool House and Wash House. A further 10 private sale refurbished properties were proposed for the Pool House building.
Calfordseaden provided Clerk of Works services for all areas. Twice weekly Clerk of Works site visits were carried out with regular reports issued to the client team and contractor. Additional site visits were carried out as required by the build programme. These site visits monitored progress against programme, quality of works, delays and highlighted any safety concerns. Snagging and de snagging of external areas and all properties was carried out in accordance with the project programme. Additional Clerk of Works resource was introduced at the snagging stage to maintain the high number of handovers.
The client team was divided between several consultants and establishing good communication between them was essential. At the start of the project the contractor was in the process of improving their Quality Test and Inspection Plan, the Clerk of Works was able to highlight any improvements or omissions in that process. As a design and build project it was challenging to monitor approvals of alternative materials used by sub-contractors. Any recorded changes from the design specifications were challenged, and confirmation of consultant approval sought, and recorded in site reports. The contractor proved helpful in this process.
