Situated on the spine road of Forest Gate Town Centre (by the main shopping centre) this mixed use development includes a new seven-storey building development on the site of eight demolished Victorian terrace houses to provide 74 residential units and retail space on the ground floor.

calfordseaden provided RIBA Stages 1 to 6 and adopted a piled foundation solution, proving to be more cost-effective in both construction and length of programme compared to the alternative raft slab solution.

The context is respected through the selected materials, with brick continuing the scale of the adjoining Victorian terraces and pre-patinated copper above introducing a more roof styled aesthetic. We provided all design disciplines, adopting a ‘BIM light’ approach and generated structural, drainage, building service, and architecture Revit models. All models have been ‘live linked’ to guarantee ongoing co-ordination of all the services and structure to be undertaken, ensuring that the requirements of all providers and disciplines have been accounted for.
